Many new restaurants, retail, and office buildings begin as an empty "shell", with only the four walls, one or two doors, and windows, but without interior walls, flooring, ceilings, other finish work, plumbing, electrical, or other completed project components which would otherwise make it a completed building, ready for business.

As commercial tenant improvement contractors, we have discovered that small changes can make a big impact. This is particularly true for a place of business. Sometimes, finding the right rental space means building a new structure, but other times, you may just need a wall moved or flooring switched out. These changes are often structural or architectural changes made to better meet the needs of a business.

These improvements include changes to walls, floors, ceilings, and lighting, among others. In actual practice, these customized tenant improvements usually have a useful economic life of 5 to 10 years, which spans the average commercial lease term.
